Introduction
Towering above the city of Toronto is 81 Bay Street, the first phase of the grand-scale, mixed-use CIBC Square development. This 49-story office tower boasts 1.5 million square feet of commercial and retail space, with an elevated one-acre park above the rail corridor connecting 81 Bay and 141 Bay – a first of its kind in Canada. Designed to LEED Platinum standards, 81 Bay Street provides convenient access to the Air Canada Centre through the Toronto PATH system and a GO Bus terminal.
As the mechanical contractor for this project, Plan Group provided all labour, material, supervision, plant, tools, equipment, engineering, means and methods necessary to supply and install all mechanical work as per Divisions 22 and 23. This includes two main mechanical rooms ─ the largest on level three (chillers and major HVAC) and the second on levels 50-52 (boilers and HVAC).
Challenges
This complex and ambitious project involved numerous components that required meticulous attention to detail, such as the Bus Terminal, Podium, ACC Bridge, Overbuild, and Mechanical Room. As part of an influx of substantial projects in the downtown core, labour shortages posed a challenge to completing this project on time and within the set equipment and budget constraints.
Solution
By dividing the project into multiple areas and providing separate supervision, Plan Group met the scheduled commitments and secured and retained the project workforce to ensure five day coverage was provided. Additionally, the team was able to arrange a certain amount of lifts on off hours to accommodate the demand on equipment. Thanks to these measures, Plan Group was able to successfully complete the project on time.
Results
Plan Group has developed our lean construction practice, utilizing prefabrication from our head office to provide a quick and successful installation. Thanks to a strong partnership with Hines, we have secured most of the fit-outs and Phase 2 (141 Bay) of the project based on our performance. This commitment to quality and efficiency has been essential in delivering successful projects.
